The hybrid

Three desks, one operating house

Commercial lease, two kinds of retail, and consulting sit in the same Kharkiv company. Advice is not a slide deck written away from the floor: it is what already works in rooms we let and shops we staff.

We run family clothing shops and interior salons for draperies, textiles, and upholstery. Those floors are both a retail line and the room where a layout is proven before we describe it to a client.

Management consulting and business consulting for operators who need to scale a shop, a lease mix, or a textile floor. The brief is written from what we already operate, not from a generic playbook.

The work

Lease, two shops, two kinds of advice

Five lines share the Sumska address. Each one is a desk you can name in an email.

  1. Commercial property lessor

    We let commercial space in Kharkiv: ground-floor shells, rooms above a shop, and floors that can take a tenant or stay in the house. A visit is a walk through an actual volume, not a brochure of units we do not control.

    Terms follow the room — frontage, services, and whether the floor will sit next to our clothing or drapery shop. Write with a use and a date range; we answer from the plan on the table.

  2. Family clothing retail

    Family clothing shops carry everyday apparel for a household, not a single age band. Racks and fitting rooms are the first place a lease mix and a staffing pattern have to survive a real Saturday.

    When we later advise another operator, the clothing floor is the reference: fixture depth, dressing-room count, and how a family actually moves through the aisle.

  3. Draperies and upholstery retail

    Interior salons hold curtain panels, textile bolts, and upholstery cloth. A client can stand a drape against daylight in the same building where a commercial lease is discussed.

    The salon is also a test of how a textile floor uses window line and cutting-table space — notes we keep when a consulting brief asks for an interior shop, not only a clothing rack.

  4. Management consulting

    Management work covers how a shop or a leased floor is actually run: staffing the Saturday peak, receiving a textile lot, and keeping a lessor calendar next to a retail calendar.

    We do not invent a structure on paper and hand it over. The recommendation is a pattern already in use at 96 vul. Sumska or in a shop we operate.

  5. Business consulting

    Business consulting is for operators who want to grow a retail line or a property mix without guessing. The brief can be a second shop, a drapery counter beside clothing, or a tenant mix on a commercial floor.

    Because we lease space and run shops, the advice names the hand-off: who holds the key, who owns the stock, and which model we already tried on our own objects.

The house

A Kharkiv address, three kinds of work

LVIV DELIUKS TOV works from 96 vul. Sumska, Kharkiv, Kharkivska oblast, 61000. The company was formed in 2023. The name points to Lviv; the operating desk is here, on a street of shops and offices.

The hybrid is deliberate. A lessor who never staffs a Saturday cannot describe a family shop. A consultant who never hangs a curtain cannot brief a drapery salon. We keep commercial rooms, clothing floors, and textile salons in the same house so the advice has somewhere to have been wrong first.

Retail strategies, lease mixes, and textile interiors are tried on our own commercial objects and shop networks before they leave the building as a recommendation.

    A layout, a fixture line, or a tenant mix is put on a floor we control — a shell we let, a family shop, or the drapery salon.

  2. Watch the week

    Staffing, daylight on cloth, and how a family actually uses the aisle are noted across ordinary days, not a staged opening.

  3. Keep what held

    What survived receiving, fitting, and a busy afternoon becomes the note we take to a consulting client or a new lease.

  4. Hand it on

    The client gets a pattern with an address behind it. We can walk the room that produced the note, if the visit is booked.

Before you write

Do you only lease empty shells?

No. We let commercial space and we also run family clothing shops and drapery salons. A visit can be a vacant floor, a working shop, or both on the same walk.

Is consulting separate from the shops?

The consulting desk is a separate line of work. The material it uses is not: management and business advice is drawn from rooms and shops we already operate in Kharkiv.

Can I see a floor before signing?

Yes. Write or call and name the desk — lease, clothing, drapery, or consulting. Visits are by appointment at 96 vul. Sumska. We do not keep a walk-in counter.

Do you publish opening hours?

Shop and desk hours are confirmed when you book. The office answers by phone and email; a walkthrough is scheduled, not assumed from a printed timetable.
